From the initial meeting to closing, these are the steps I'm committed to performing for every client. I am hands-on throughout the entire process — available, responsive, and with you at every stage. The sale of your home deserves a best-in-class process.
Luxury is not a price point — it is a level of service. When I list your home, the process begins at our very first meeting and never stops. Every client gets individual attention, honest advice, and access to my full network of professionals to make the transaction smooth from start to finish.

We'll walk through the home together. I'll advise on what to prepare for photos and videos — on average, sellers spend 1–4% of list price preparing the home. The investment pays off in buyer perception and final sale price.

Phase 2 Launch
A multi-channel marketing approach ensures your home reaches the widest possible pool of qualified buyers — both locally and beyond.
- Print Advertising
- Digital Advertising
- AI-Powered Digital Marketing
- Direct Mail Campaigns
- Email Campaigns to Buyer Network & Agent Network
Digital, Print, and Social advertising campaigns are launched simultaneously to drive consumer demand when the property is initially listed. First impressions matter — and this coordinated launch is designed to create immediate momentum.
Invite top local brokers to a Brokers' Open House. Getting the right agents through the door early creates word-of-mouth momentum within the professional community — often leading to the strongest offers.
Phase 3 On the Market
We open the home to buyers through a combination of public open houses and private showings, managed to maximize exposure while protecting your schedule. After every showing I follow up with all agents and buyers for feedback — those insights inform our ongoing strategy and keep us ahead of the market.
Phase 4 Under Contract
We'll review all offers together and I'll walk you through every term so you can make a fully informed decision. Negotiation strategy at this stage directly affects your final outcome.
- Review offers to go over all terms of the deal and confirm financing with lender or banking institution
The buyer's home inspection is scheduled. Once the inspection is complete, both buyers and sellers review the findings and agree to terms if anything needs to be addressed. Once all parties are aligned, the deal sheet is created and sent out to all parties' attorneys to move the transaction forward.
Once an offer is accepted and terms are agreed upon, contracts are signed by all parties. I'll follow up throughout to make sure the process moves smoothly.
- Follow up to make sure contract signings are moving along
- Broker prepares for Appraisal, if there is a mortgage
Phase 5 Closing
Your attorney will schedule the closing date and confirm all parties know the timing. I'll stay in close contact with everyone involved to make sure nothing slips in the final stretch.
The buyer conducts a final walk-through to confirm the property is in the agreed-upon condition. I'll coordinate this smoothly so it's a seamless final step before closing day.
The transaction is finalized, funds are transferred, and the sale is complete. I'll be with you every step of the way — from the first conversation to this moment.
Congratulations —
it's sold.
