From the initial meeting to closing, these are the steps I'm committed to performing for every client. The purchase of your home deserves a best-in-class process.

Once we know your wants and needs, we can view homes and find the one. Making a comprehensive list is a great way to narrow your focus. We'll cover:
- Town / neighborhood
- Price range
- Bedrooms & bathrooms
- Home condition
- Property size
- Must-haves vs. would-likes
Establish your budget with a financial advisor or mortgage lender, considering mortgage payments, interest rates, taxes, insurance, and closing costs. Understanding the full picture before you start looking saves time and sets realistic expectations.
Secure a pre-approval letter from your lender or a Proof of Funds letter from your bank, detailing purchase price and down payment. You'll need these documents ready to submit a home offer — in a competitive market, having them in hand before you find the right home is essential.
Phase 2 The Search
As we start our search, we'll set up private showings and attend open houses for homes that fit most of your criteria. This is where the process comes to life — and where your list of must-haves and would-likes begins to take shape in the real world.
You'll learn what your budget allows in different areas. You'll also start to distinguish between must-haves and would-likes. Throughout the process I'll guide you, aiding in understanding property values, location details, sales history, and finish quality.
Phase 3 Making an Offer
I'll prepare and review the offer with you for your approval before submission. A typical offer includes:
- The purchase price
- Down payment details — typically 10% upon signed contract, 10% cash at closing
- Contingencies — such as inspection, mortgage, and appraisal
- The approximate closing date
Phase 4 Offer Accepted
A home inspection is scheduled to evaluate the condition of the property. This is an important protection for you as a buyer — the inspection report informs any further negotiation and gives you a clear picture of what you're purchasing.
Once an offer is accepted, contracts are prepared and reviewed by your attorney. I'll follow up to make sure contract signings are moving along smoothly. If there is a mortgage, the broker will also prepare for the appraisal at this stage.
Before closing, a final walk-through of the property is conducted to confirm it is in the agreed-upon condition and that any negotiated repairs have been completed. This is your last opportunity to verify everything before the transaction is finalized.
Phase 5 Closing
Your attorney will schedule the closing date and confirm all parties — buyer, seller, attorneys, and lender if applicable — are aligned on timing. I'll be in contact throughout to make sure nothing falls through the cracks in the final stretch.
Closing day is when the transaction is finalized, funds are transferred, and the keys are yours. I'll be with you every step of the way to make sure the process is as smooth and stress-free as possible — from the first conversation to this moment.
