Port Washington, NY · Village Guide
Sands Point —
the Gold Coast,
preserved.
At the northernmost tip of Port Washington, Sands Point is one of Long Island's most prestigious addresses — grand estates, Long Island Sound views, and a level of privacy that is simply unavailable anywhere else on the North Shore.
A village that has always
protected its character.
Sands Point is an incorporated village at the northernmost tip of the Cow Neck Peninsula, overlooking the Long Island Sound. It was among the first communities on the North Shore to incorporate, and it has maintained that founding instinct for privacy and preservation ever since.
All properties in Sands Point are single-family residences, and the minimum zoning requirement is one acre. There are no apartments, no condos, and no through traffic. What exists here is a rare, protected way of life — grand, quiet, and genuinely apart from the world outside it.
The village is home to the 200-acre Sands Point Preserve, the Sands Point Golf Club, and The Village Club of Sands Point — all of which reinforce a lifestyle built around privacy, nature, and understated prestige.
Sands Point doesn't announce itself. It doesn't need to. The homes are grand, the views are extraordinary, and the privacy is absolute. For buyers who have seen everything — this is what they're looking for.

The Village of Sands Point occupies the northernmost point of Port Washington's Cow Neck Peninsula. It is bounded by Manhasset Bay to the west, the Long Island Sound to the north, and Hempstead Harbor to the east — which means that nearly every direction offers water views, and many homes have direct waterfront access.
The architectural range is wide — you'll find everything from traditional Colonials and stately Georgians to dramatic contemporaries and understated shingle-style homes — but the land is always the constant. Deep lots, mature trees, and a sense of seclusion that doesn't require gates or fences to feel complete.
All properties are single-family with a minimum one-acre zoning requirement. This is by design, and it is what makes Sands Point what it is.
Harbor Acres & Surrounding Streets
One of the most coveted addresses within Sands Point — Harbor Acres sits along Hempstead Harbor with direct waterfront access, deep lots, and a collection of grand homes that represent some of the finest residential real estate on the North Shore. Homes here rarely come to market, and when they do, they move quickly.
The primary corridor through Sands Point, Middle Neck Road connects the village from south to north with a series of long, private driveways set back from the road. Homes along and off this route offer the full Sands Point experience — space, privacy, and easy access to the village's clubs and preserve.
A sought-after pocket at the western edge of Sands Point, overlooking Manhasset Bay. The name says it all — homes here feel genuinely at the end of the world, in the best possible way. Water views are nearly universal, and the sense of arrival is unlike anywhere else in Port Washington.
A tucked-away area near the southern entry of the village, offering an entry point into Sands Point living with slightly more accessible price points. Still fully within the village's zoning protections, with the same school district, preserve access, and community character.
Forest Drive Area
Forest Drive and its surrounding streets are among the most prestigious in all of Sands Point — a quiet, tree-lined corridor where homes sit on expansive lots behind mature hedgerows and long drives. This area embodies what draws buyers to Sands Point: complete privacy, extraordinary scale, and timeless architecture.
The northern stretch of Shore Road as it enters Sands Point offers some of the most dramatic water views on the North Shore, with homes set above the Sound looking out toward Connecticut. Properties here are highly coveted and infrequently available.
Waterfront Estates
Homes with direct Long Island Sound frontage are among the rarest and most valuable on all of Long Island. The views are unobstructed, the privacy is complete, and the scale of the lots allows for private beaches, docks, and grounds that feel more like a private estate than a residence.
Properties along Manhasset Bay offer calmer water, stunning sunset views, and direct access to some of the best sailing and boating on the North Shore. Bay-front homes in Sands Point combine the village's signature privacy with the open-water lifestyle that defines Port Washington.
Hempstead Harbor frontage, primarily in the Harbor Acres area, offers protected deep water, mooring opportunities, and a different character from the Sound-front estates — more intimate, equally prestigious, and with direct access to one of Long Island's most beautiful natural harbors.
Not every home in Sands Point has direct frontage, but many offer significant water views — from elevated positions above the Sound or Bay, or through breaks in the mature landscape. These properties offer much of the visual experience of waterfront living at a more accessible entry point within the village.
Near the Preserve
Homes near the 200-acre Sands Point Preserve benefit from its open space as a permanent neighbor — no development, no through traffic, just trails, a pond, and beach that residents can walk to. The preserve also creates a natural buffer that enhances privacy for surrounding properties.
Just south of Sands Point's village boundary, Morewood Oaks is a cozy, tucked-away neighborhood that offers proximity to the Sands Point lifestyle — near the preserve, near the school, near the water — at a lower price point than the village itself.
Lifestyle & Amenities
Sands Point Preserve
The 200-acre Sands Point Preserve is one of the great outdoor spaces on Long Island — trails through mature forest, a freshwater pond, and beach access along the Long Island Sound. Originally the estate of Howard Gould and later Clarence Mackay, it is now a Nassau County preserve open to the public and a five-minute walk for Sands Point residents.
The Golf Club & The Village Club
The Sands Point Golf Club offers private golf in an extraordinary setting, with views of the Long Island Sound from the course. The Village Club of Sands Point provides residents with additional social and recreational amenities. Both are central to the community's social fabric and contribute to the sense of private, curated lifestyle that defines the village.
Port Washington UFSD
Sands Point falls within the Port Washington Union Free School District — consistently ranked among the top districts in New York State. Children attend the same Schreiber High School as the rest of Port Washington, and the elementary feeder schools serve the northern part of the district.
A Village That Runs Itself
As an incorporated village, Sands Point has its own mayor, village board, and code enforcement. This self-governance is what allows the village to maintain its one-acre minimum zoning, its tree canopy, and its character over decades. Residents are actively engaged in preserving what makes the village what it is.
